Buyers
Inspection

Sellers Inspection
Whether you are selling your home on your own or
using an agent, it’s always a prudent idea to have a professional home inspection. Knowledge is power. All homes have
strengths and weaknesses: we help you answer how serious the problems are and which must be immediately addressed and which
can wait. The more you know about your home, the more prepared you will be for negotiation. There is nothing worse than being

Construction Inspection
In a new home, the quality of construction is
often not what it used to be. Often the work is contracted out to tradesmen who do not have the same desire for quality as
the builder you hired. You would just not believe some of the things we’ve uncovered in new construction.
Therefore many buyers have independent reviews of their properties during various stages of the construction process, including,
pre-frame, post-frame (before drywall is hung) and final inspection. This relatively inexpensive inspection protects your
purchase, prevents unpleasant surprises, and ensures the quality home that you’ve dreamed about.
Commercial
Inspection
When investing in a business venture it is prudent to have the building condition evaluated the same
way you would your home. We can provide commercial inspections for restaurants, administrative centers, office buildings,
multi unit apartment buildings and other properties. Our business is to help your business get off to a great start
by informing you of exactly what you’re investing in.
Warranty Inspection
Most builders
provide a one-year warranty for new construction. Generally during this period of time the buyer develops a "punch list"
of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained
eye. It is prudent to obtain our home inspectors list of items that will most likely be repaired by your builder at no cost
to you. Contacting us in the 11th hour will help you get things set right. You will be reassured knowing that potential problems
were addressed before they grew into something that could cost you a great deal down the road.
Individual
Component Inspection
We can inspect just one area of your home for a smaller fee. For example, you may
have questions concerning just the roof. Rather than climbing up there yourself you can use our individual component
service. We also strongly suggest crawl spaces be checked whenever possible. We still offer you a written report with color
photographs, but limit our review to only the area in question. Radon
Testing
Radon testing is recommended to be performed
with every inspection. Eventually it will become mandatory to have a radon test performed when buying or selling property
in Illinois, you might as well get it over with. We test using a continuous radon monitor that samples the air every
hour for a minimum of 48 hours and then gives a mathematical average of the radon levels per liter of air. Our monitors
are tamper-proof for accurate results. In a real estate transaction anything over 4.0 PiC/L is considered a "fail". We
contend that your body can't tell the difference between 3.9 and 4.1 PiC/L of radiation. Mitigation systems can
significantly lower radon levels and make your home safer. Radon doesn't have to be scary...it's a very fixable condition.

comfort has on our planet. We can help you evaluate the steps that need to be taken to save money and resources with
an energy audit. This service is more detailed than others available in Central Illinois. Perhaps you saw Kevan
